Reservations:
Reservations cancelled with more than 72 hours notice will be fully refunded. Any cancellations made within 72 hours of your check in date are non-refundable if we are unable to rebook the room(s). If the room(s) can be rebooked, we’ll refund 50% of your deposit.
Each of our guest rooms is allotted one parking space in our 32 Union Street parking lot. Guests are provided with a parking guide which includes detailed directions from the parking lot to the rooms. Additional parking within walking distance is available on the street or in nearby parking garages if needed.
Our new independent, contactless check-in, check-out system allows ours guests to let themselves in and out while skipping all lines and waiting. Although we’re no longer providing meal services, our guests are fortunate enough to enjoy their private stay within walking distance from a number of New England’s best restaurants.

Deposits can be made with MasterCard, Visa, American Express, Discover. Sorry, we do not accept gift cards from Bed & Breakfast.com or BNBFinder.com.

Check-In:
3:00 p.m. Please proceed to the parking lot on arrival. Should you arrive early, there is plenty of free street parking or you're welcome to call the inn to see if a spot is available in our private parking lot
Check-Out:
Our check-out time is at 10 am to ensure a seamless transition for our guests. If you require additional time for your check-out, please don't hesitate to reach out to our management for approval. We understand that circumstances may vary, and we'll do our best to accommodate your needs.
Please be advised that a nominal fee of $50 per hour may be applied for late check-outs. We appreciate your understanding and cooperation in maintaining the efficiency of our operations.

Pets & Smoking:
We’re sorry but we cannot accommodate pets at the Inn – regardless of how little they weigh. We are a non-smoking inn inside and around the buildings. You are welcome to smoke in our parking lot.
Room Occupancy:
One person or two people only per room. Our maximum occupancy dictates that we are unable to allow more than two people per room. *We do have a couple rooms with an option to add an additional guest for $25/per person.
**To accommodate larger groups, we have a 2-bedroom suite that fits up to 5 people.
Minimum Stay:
There is a two night minimum for your stay at the Martin Hill Inn. Rates are subject to change and can be found through the Check Availability function at the top of this page.
Rates:
By booking directly with us, you can be sure you’re getting the best price available & avoid paying hidden fees or non refundable rates to a third party booking engine. We charge a state mandated NH Rooms & Meals Tax at a rate of 8.5% which will be calculated and clearly noted upon your booking.
Damage Policy:
DAMAGE AND/OR THEFT OF HOTEL PROPERTY: You are liable for any damage caused (whether by the deliberant, negligence, or reckless act to the room (s), inn's premises or property caused by you or any person in your party whether or not staying at the hotel during your stay. The Martin Hill Inn reserves the right to retain your credit card and/or debit card details as presented at registration and charge the credit /debit card in such amounts as it shall in its sole discretion deem necessary to compensate or make good the cost or expenses incurred or suffered by The Martin Hill Inn as a result of the aforesaid. Should this damage come to light after the guest has departed, we reserve the right and you hereby authorize us to charge your credit or debit card for any damage incurred to your room or the inn's property during your stay, including and without limitation for all property damage, missing or damaged items, smoking fee, cleaning fee, guest compensation, etc. We will make every effort to rectify any damage internally prior to contracting a specialist to make the repairs, and therefore will make every effort to keep any costs that the guest would incur to a minimum.
DAMAGE DISCOVERED AFTER CHECK-OUT: Guest Rooms found with waste scattered around, in complete disorder, and/or "trashed" will be subject to a $250.00 maintenance deep cleaning fee, administration fee and/or third-party fees.
DAMAGE TO ROOM: Damage to rooms, fixtures, furnishing and equipment including the removal of electronic equipment, towels, art work, etc. will be charged at 150% of full and new replacement value plus any shipping and handling charges. Any damage to the inn's property, whether accidental or willful, is the responsibility of the registered guest for each particular room. Any costs associated with repairs and/or replacement will be charged to the credit card of the registered guest. In extreme cases, criminal charges will be pursued.
DAMAGE TO MATTRESSES AND BEDDING: Damage to mattresses and linen including; towels, mattress pads, sheets, bedspreads, blankets resulting from the use of body oils, make-up, shoe-polish, red wine, coffee, etc. will result in a charge for the special cleaning, repair or replacement of the damaged article.
DAMAGE OR TAMPERING WITH FIRE DETECTION SYSTEMS/FIRE-FIGHTING EQUIPMENT: The Martin Hill Inn reserves the right to take action against any guest or visitor found to have tampered or interfered with any detection equipment throughout the inn, including detector heads in public areas, guest rooms, break glass points and fire extinguishers. Guests or visitors found to have tampered with any fire detection or fire-fighting equipment will be charged with any costs incurred by the hotel due to their actions and will be evicted from the hotel. Depending on the severity of the guest actions, law enforcement may become involved at the hotel's discretion. Should the fact that fire-fighting or detection equipment had been tampered with come to light after the guest has departed, we reserve the right and you hereby authorize us to charge your credit or debit card for any damage incurred to your room or the Hotel property during your stay, including and without limitation for all property damage, missing or damaged items, smoking fee, cleaning fee, guest compensation, etc.
